"Architectural Control" is a term for the maintaining consistency for all exterior design elements and improvements, including house exteriors, exterior paint, fences, landscape, hardscape, structures, yard furniture, yard art, and the like. Homeowners need written approval prior to making additions, alterations, repairs, changes, or other work that in any way alters the exterior appearance, including the exterior color scheme of any Riverwalk property. Changes include, but are not limited to, landscaping, all tree installations, fencing, exterior painting, exterior modifications, and repair. Why? What is the purpose of Architectural Control?
• maintain the standards of the Riverwalk community • preserve and protect the character, appearance, and architectural integrity of Riverwalk • preserve and protect property values • promote compliance with the CCRs, the Bylaws, and the Rules and Regulations. How do homeowners seek approval for exterior alterations? The steps for homeowners to obtain written approval are: 1. Read A-1 to understand the purpose, process, and procedures for the homeowners and the Board. A-1 is found in the Rules and Regulations. 2. Find and read the Architectural Review Standards (ARS) that apply to your project. These standards are found in the Rules and Regulations A-3 to A-15. 3. The Request Form is found at the bottom of this page. You have two options for completing the Request Form: Option one: Download "1Request Form" found at the bottom of this page. Print it out. Fill it in by hand. Mail it to Riverwalk HOA, 665 A Street, Ashland, OR 97520 or hand deliver to the president of the Board. (If you do not have a printer, please click here to request that the Request Form to be mailed to you.) Option two: Download "2 Type-in Request Form" found at the bottom of this page. Fill in the form by typing in all the information on the two pages. Complete the Request Form, scan all required information, and email everything to the Board. 4. The Board may send your Request to the ARAC and/or LAC to review your request, compare your request to the Rules and Regulations A-3 - A-15, and form a recommendation for the Board to consider. 5. Your Request will be added to the next Board Meeting agenda at which time you will be granted initial approval or denied. 6. If a project receives initial approval, the homeowner notifies the Board when the project is complete. At that time, the Board will inspect the project for compliance to the conditions specified in the initial approval. If all conditions have been met, the Board will grant the homeowner final approval for the project. If the project was not completed in accordance with the Board's initial approval, the Board will contact the homeowner and initiate enforcement procedures. How can all homeowners be aware of all the requests for exterior alterations submitted to the Board? All architectural review request forms submitted by the homeowners to the Board will be posted on the pending requests page. All homeowners have the right and the responsibility to review all of the proposed exterior alterations and send their input to the Board for consideration. These standards, the A series, are found in the Rules and Regulations A-3 to A-15. •Architectural Review Board (ARB) is the Board of Directors and reviews recommendations made by the Architectural Review Advisory Committee and/or the Landscape Advisory Committee, approves or denies homeowners' request for initial approval, sends notices of initial approval or denial of homeowners’ requests, sends notices of corrections, notices of violation, and notices of fines. •Expedited Review: A project is eligible for an expedited review only if it states so on the Architectural Review Standard (ARS) for that project. Complete it, attach it to the completed two-page Architectural Control Request Form, all required information, and mail both forms and all attachments to RHOA, 665 A Steet, Ashland, OR 97520, or hand deliver the completed forms to the President of the Board, or use the Type-in Request for an Expedited Review email the completed type-in form to the Board.

The Log is a list of all the architectural control requests submitted to the Board and the Board's approvals or denials. Replacements: When you need replacements, go to the Home Maintenance page. Homeowners are required to replace exterior items with the original or equivalents. The Home Maintenance page provides the source as well as information for many exterior and interior items. Architectural Review Advisory Committee (ARAC), when requested by the Board of Directors, reviews homeowners' requests and makes recommendations to the Board of Directors. Landscape Advisory Committee (LAC), when requested by the Board of Directors, reviews homeowners requests involving landscape matters and makes recommendations to the Board of Directors. For more information regarding the LAC, click here. Fence Maintenance: Fences are the responsibility of each owner or co-owners. The fences have been stained, not painted, a uniform color. Homeowners do not need to submit a Request for fence painting; However, you must use the following stain: Riverwalk Stain Color: #11A0169 (custom color) at Miller Paint, 2205 Ashland St. 541.482.4002* The latex stain is recommended over the original oil stain 03A 1055. The newer latex paint offers the benefits of oil and latex stains. House Exterior Paint: Exterior paint must be the same as the original or another original Riverwalk paint color. Read Rule and Regulation A-6. In the attachments below, see the document, Paint Exteriors, which provides the paint formulas for the exteriors of the homes in Riverwalk based on lot number. The purpose of the Paint Exteriors document is to assist homeowners in identifying the original paint formulas for their houses when submitting a request to the Board to repaint their exteriors.
